The Nashville/Davidson County Metropolitan Planning Department is seeking experienced individuals to join the Land Development and Design Division. It is an exciting time to be a part of a team that is shaping Nashville’s future.


The Metro Nashville Planning Department is comprised of planners and designers with expertise in land use, architecture, landscape architecture, and urban design. These staff members provide analysis and recommendations throughout Metro Nashville on current planning and development, community planning, and urban design and landscape issues in a wide variety of urban, suburban, and rural contexts. The Land Development and Design Division is responsible for current planning within the 526 square miles that make up Nashville/Davidson County, including review of rezoning requests, application of overlays, site plans, mandatory referrals, and subdivision requests. The Division also manages the bond process and oversees the Planning counter in the Development Services Center.


Job Description

The Planner 3 position will work closely with the Land Development Manager to perform and coordinate professional level work related to the development review process. The position includes supervisory duties of review planners and members of the Land Development team.

A successful candidate will have experience in review of zone changes, subdivisions, and other current development applications in a local government setting and must have the ability to accurately process, review, analyze and critique complex development issues with an emphasis on good urban design principles.



  • Knowledge of the basic legal principles of land development and zoning, including familiarity with federal, state and local regulations pertaining to community development and improvements. 
  • Knowledge of form based codes and best practices in urban and context-sensitive design.
  • Ability to collaborate and communicate effectively in a team setting and facilitate resolution of complex interdisciplinary issues among a variety of stakeholders.
  • Ability to clearly write, prepare, and present concise and accurate staff reports and presentations and to edit or provide comments on reports and presentations prepared by others.

  • Assist the Land Development Manager with supervision and facilitation of the development review process and help coordinate the operations of the Land Development Division.
  • Develop fluency with the general plan, Metro Zoning Code, Metro Subdivision Regulations, and other applicable plans and standards in order to provide information to applicants, elected officials, and the public, or to direct those individuals to appropriate contacts in other Metro departments.
  • Compile and edit Planning Commission agendas, staff reports and presentations, and attend and provide support for Planning Commission and Metro Council meetings.
  • Assist staff in evaluating, critiquing, and providing comments on rezoning and subdivision proposals, and in improving the thoroughness and quality of application review.
  • Manage the pre-application meeting process, including receipt of requests, assignment of meetings to staff review planners, and attendance at meetings to provide support and input on key or complex projects.
  • Collaborate with other Metro Departments to resolve complex issues related to current applications.  
  • Research, prepare or evaluate amendments to the zoning ordinance or subdivision regulations and conduct stakeholder engagement on those proposals as needed.


Education and Certification requirements: Bachelor's Degree in Planning, or related field, from an accredited college or university and six (6) years of related experience, or Master's Degree in Planning or related field from an accredited college or university and four (4) years of related experience.  Current planning experience for a local government is desired and supervisory experience preferred.


Salary:  $79,019.36 - $86,000 Annually, depending on qualifications, along with excellent health, dental and retirement benefits, and competitive paid vacation time, paid sick leave, and paid holidays. The Planning Department currently works a 3/2 hybrid work-week, with two additional weeks of remote-work available annually.
